Option 1
Leroy walks by an abandoned disco building he's never noticed before and gets invited inside. The person (who is the spirit of the building) gets Leroy to sign ownership papers and is informed of the special properties.
The music and lights will entrance anyone inside to obey Leroy and only people Leroy wants can enter, the spirit will ensure everyone else ignores the building.
As the ladies dance, they will remove their clothes with the amount being how deep they are. Those barely affected won't remove any, those fully under will dance nude. No one will remember much except how much fun they had.
Option 2
Leroy gets a notebook that controls girls' memories. Reality doesn't change, and everyone else's memories stay the same, but the girl(s) he writes things about will have their memories altered to believe what he wrote is true.
Option 3
Leroy gets a strange camera app on his phone. If he takes a picture of someone using this app, he can control them for 1 hour. During this time, Leroy's body will be controlled by an exact copy of him that will act completely unaware of what has occurred.
